Allies and Morrison has been given permission to increase the amount of office space at a mixed-use scheme within the Vauxhall Nine Elms regeneration area, south London.
Lambeth Council last week voted to allow amendments to the 1.5 hectare Vauxhall Square development - which features a pair of 168m-tall residential towers - originally granted permission in late 2012.
The changes will allow almost 50 per cent more office space and 68 more homes but will drop plans for a 251 bedroom, four-star hotel.
A report by council planning officers said: ‘Officers consider that the proposed amendments achieve a positive improvement to an already high quality scheme.’
Office space will increase from 22,732m2 to 32,820m2, with the number of homes rising from 510 to 578.
As well as the removal of the hotel, gym space will shrink from 629m2 to 132m2 with slight reductions in the size of a cinema and homeless hostel on the site.
The original scheme, being funded by developer CLS Holdings, interlinked the hostel with residential units but the revised proposal has separated them into distinct units. The changes will see the addition of four storeys to a residential building on the site.
The council report said: ‘Officers are satisfied that the proposed changes have been carefully considered and do not substantially alter the external appearance of the development nor in any way dilute the design quality secured in the original permission.’
It added that the scheme would provide greater animation along a major street on the edge of the development, which is close to New Covent Garden Market. (via Architects Journal)
